When buying a property, we will work with you to make the entire purchase process as easy as possible.

Getting Your Finances in Place

Before you begin your property search, it is generally advisable to arrange your finances and, if required, have a mortgage agreed in principle. Town Financial can help you with this. Having your finances in place will confirm how much money you will have to fund the purchase, which will ultimately influence your property search.

The Property Search

There will be many points regarding the home and the area that are personal to you, but it's certainly worth narrowing things down as much as possible before you embark on your viewings. At Town Property, we take the time to listen and fully understand your unique requirements to ensure that we only inform you of properties that will be of interest to you.

Making an Offer

Once you have found a suitable home, it's time to make an offer. We will put your offer forward to the vendor both verbally and in writing stating any special conditions of the offer.

Exchange of Contracts

Exchange of contracts occurs when all enquiries have been confirmed and agreed. Once the contract has been signed by both parties the deposit (usually 10% of the purchase price) is paid and a completion date is set.

Completion

Completion is when the residual monies (usually 90%) are transferred from your solicitor to the seller's solicitor's account. Town Property will release the keys once the money has cleared. This is your moving day!
