We offer a Full Management, Rent Collection and Tenant Find Only service, refer to our Landlords Services page for details on each level of service, what is included and the charges involved.
It really depends how hands on you want to be. We would recommend the Full Management service to all our Landlords, to ensure that you remain compliant, rent is received, the property is checked regularly, so everything is taken care of for you.
If you would prefer to organise your own maintenance and have a relationship with your tenants but don’t want to get involved with collection of rent, then perhaps Rent Collection is your preferred service.
Alternatively, if you feel that you have the time to manage the property yourself and remain updated with the new legislation in the rental sector, and know your own contractors, then the Tenant Find Only service may be best.
You will require a valid Energy Performance Certificate (EPC).
We pride ourselves on our photos, details and floorplans for marketing. A brochure will be sent to you to approve in order for us to commence marketing on our website, Rightmove, Zoopla and On The Market. Your property is advertised on all the well known online platforms to ensure your property has as much exposure as possible. We will also take a video tour which are provided to any queries.
We know that it is not necessarily about the first tenant, but the right tenant. Once we have an application from an interested party, we will run through their details with you, they complete this paperwork which, if completed correctly, should mean that they pass the referencing process. At this stage, we will be able to give you information on who is looking to move in, their circumstances and preferred move in date. At this stage, we will ask whether you are happy to proceed with the referencing process before we proceed any further. When this is agreed the tenant pays a holding deposit, we call this the Let Agreed stage and the property will be removed from the market.
We will keep you updated on the referencing process and confirm once these are returned. You will receive a copy of their referencing report together with a copy of the tenancy agreement to approve. Once you have approved the references and tenancy agreement, we will complete the move in paperwork. Both tenant and landlord have 14 days from the date confirmation of Let is completed, to ensure referencing is back and all paperwork approved and signed in readiness for the move, we call this the deadline date. Once this is completed, we are ready for the move to commence on the date specified.
You will require a valid Electrical Installation Condition Report (EICR) which is valid for 5 years.
A working smoke alarm on each living level of the property.
If there is a gas supply you will also need a valid Gas Safety Certificate required annually and a dated carbon monoxide (CO) alarm close to any combustible appliance (i.e. boiler, fire etc) which should be fitted 1-3 meters away, above head height.
If you opt for Town Rentals not to complete these, we will require these documents before marketing.
You are contracted with Town Rentals for the duration of time the tenant resides in the property. Should you wish to reduce your level of service at any time, you would be required to pay the severance fee, found in our Schedule of Fees.
